Bookings & confirmation
All bookings are made directly with Assist Properties Co., Ltd., trading as AP Natai. A booking is confirmed only upon receipt of the deposit payment and written confirmation from our team.
Minimum stay requirements vary by villa and season. As a general guide, smaller villas require a minimum of 2 nights during low season and 3 nights during high season. Longer minimum stays may apply during peak periods. Our team will confirm the minimum stay for your chosen villa and dates at the time of enquiry.
Payment & deposits
To confirm a reservation, a deposit of 50% of the total rental amount is required. The remaining balance of 50% is due no later than 30 days prior to your arrival date.
Bookings made within 30 days of arrival require full payment at the time of confirmation.
All payments are processed in Thai Baht or the currency agreed at the time of booking. Bank transfer and other payment methods are confirmed directly with our team.
Cancellation & date changes
We understand that plans change. Our standard policy is to offer a change of dates to the next available period of equal or greater length, subject to availability.
Date changes are subject to the following conditions:
- The new dates must be confirmed within 12 months of the original booking.
- Any difference in nightly rate between the original and new dates is payable by the guest.
- Date changes are subject to villa availability and cannot be guaranteed.
- In cases where a suitable alternative cannot be agreed, the deposit is non-refundable.
Cancellations without a date change request will result in forfeiture of the deposit. The balance payment, if already made, will be refunded less any administrative costs. We strongly recommend guests obtain comprehensive travel insurance.
Security deposit
A refundable security deposit is payable in cash upon check-in. The amount varies by villa:
- Smaller villas: USD 500
- Standard villas: USD 1,000
- Larger or premium villas: USD 1,500
Our team will confirm the security deposit amount applicable to your villa at the time of booking confirmation. The deposit is returned in full at check-out, subject to inspection of the property. Any damage, breakages, or additional cleaning costs will be deducted from the security deposit.
Additional services
Daily housekeeping is included in all villa rentals. The following additional services are available on request and may be arranged through our concierge team:
- Private chef and in-villa dining
- Airport transfers
- In-villa massage and spa treatments
- Car rental (with or without driver)
- Excursions, activities, and dining reservations
Additional services are subject to availability, separate pricing, and must be arranged in advance. AP Natai acts as a facilitator for third-party services and accepts no liability for the performance of third-party providers.
Villa use & conduct
Villas are for the exclusive use of the confirmed guests only. Sub-letting or use by persons other than those named in the booking confirmation is not permitted.
Guests are expected to treat the property, its contents, and its staff with respect. AP Natai reserves the right to terminate a booking without refund in cases of serious misconduct, damage, or behaviour that disturbs neighbouring properties.
Events, parties, or gatherings beyond the confirmed guest count must be approved in advance. Additional charges may apply.
Liability
AP Natai takes all reasonable steps to ensure villas are maintained to a high standard. However, we accept no liability for loss, damage, injury, or inconvenience arising from circumstances beyond our reasonable control, including but not limited to weather events, power outages, or third-party service failures.
Guests use villa facilities — including swimming pools, beach access, and recreational equipment — at their own risk. Guests are responsible for the supervision of children at all times.
We strongly recommend that all guests obtain comprehensive travel insurance prior to travel, covering cancellation, medical expenses, and personal liability.
Governing law
These terms and conditions are governed by the laws of the Kingdom of Thailand. Any disputes arising from a booking shall be subject to the exclusive jurisdiction of the Thai courts.
These terms do not affect any statutory rights you may have under the laws of your country of residence.
